 conditionally attach FCKeditor approach

What would be the best approach to conditionally attach the FCKeditor?

If the field on my form is in HTML I would like to attach the FCKeditor automatically.
If not, no FCKeditor.

For now I have a button to attach the FCKeditor and by default it is not attached.
